How much is the application fee?

Once you’ve found a home that fits your needs, a $50 non-refundable application fee is required for each applicant.
This fee helps cover the administrative costs associated with processing your application, including credit and background screenings. We make every effort to keep our fees as affordable as possible many rental companies charge significantly more.
At CCF Hospitality LLC, our goal is not to collect unnecessary applications. Instead, we strive to qualify every application submitted.

Pre-Approval Option: If no homes are currently available that match your household’s needs, you may still apply to become pre-approved. Once approved, you’ll be placed first in line for the next available home that meets your criteria. Many of our homes are leased through pre-approval before they’re ever publicly listed.

If you become pre-approved and secure another home before a CCF Hospitality LLC property becomes available, your application fee will be refunded. We want you to feel confident choosing CCF Hospitality LLC for your next home.

How long does it take to process my application?

CCF Hospitality LLC strives to process applications within 24 hours.

In rare cases, processing may take 2–3 business days, particularly if applications are submitted late in the day or over a weekend. For example, applications submitted after business hours on Friday will typically be processed the following Monday.


How much are security deposits?

Security deposits for apartment homes are determined using a simple formula:

The security deposit equals one month’s rent.

Example: If the monthly rent is $1,800, the required security deposit will also be $1,800.

Security deposits help protect the property and are refundable in accordance with your lease terms.



What does it take to qualify?

CCF Hospitality LLC uses clear and consistent rental criteria to ensure a fair process for all applicants.

General Requirements
  • Applicants must be 18 years or older
  • A non-refundable application fee is required
  • Valid government-issued photo identification is required
  • A complete and accurate application must be submitted
  • Each applicant must qualify individually unless legally married
  • All household members 18 or older must pass a public records screening
Income & Employment Requirements
  • Gross monthly household income must equal 2.5× the monthly rent
  • Recent paycheck stubs may be required
  • Unemployed applicants must provide verifiable income (e.g., bank accounts, alimony, social security, benefits)
  • Self-employed applicants must provide the previous year’s tax return
  • Students without verifiable income may qualify with a qualified co-signer
Rental History Requirements
  • A minimum of six months of positive third-party rental history
  • Homeowners must show no more than four late mortgage payments in the past two years
  • Seven years eviction-free rental history required
  • Non-third-party rental history may require an additional deposit or co-signer
  • Applications may be denied for excessive complaints, notices, or NSF checks
Credit Requirements
  • Three or more non-medical collections within the past two years may result in denial
  • Outstanding landlord debt will result in denial unless paid and verified
  • Slow payment history on three accounts may require an additional deposit equal to one month’s rent
Public Records Screening
  • A seven-year public records check is conducted
  • Felonies or misdemeanors involving violence, theft, drugs, weapons, sex crimes, or related offenses may result in denial
Co-Signer Qualifications
  • Co-signers must earn 4× the monthly rent
  • Outstanding bad debt, collections, liens, judgments, or garnishments may result in denial
If Your Application Is Denied
If you believe you qualify, you may:
  1. Contact the screening agency to review your report
  2. Correct any inaccurate information with the credit bureau
  3. Request a corrected report be resubmitted
  4. Have your application re-evaluated for the next available home
